Revised Out-building Requirements :

  • General Evaluative Criteria

    • Notice of ACC meetings are posted at least 48 hours in advance.
    • The proposed change is consistent with the provisions of the Covenants and with regulations adopted by the ACC and/or the Board.
    • The proposed change fits in with the general look and feel of the subdivision.
    • The likely effect/impact on abutters is taken into account.
    • At the posted meeting: the effect on neighboring properties will be considered by the committee, and neighbors do not unreasonably oppose the plans.
    • The change generally maintains or enhances Lake Ajay Village property values.
    • Each application is evaluated on a case by case basis.

    Specific Criteria for Free-standing Outbuildings

    • The application must show the orientation of the outbuilding on the lot site survey, its proximity to the house, set-backs, size and finishes.  Set backs for sheds are: rear:  8'; sides: 8'.
    • The outbuilding cannot be larger than 10 feet wide by 10 feet long or a maximum of 100 square feet, and no higher than 10 feet. (Anything larger than this is classified an addition to the property.)
    • The property owner may request a larger structure if they provide adequate justification, and if they are able to convince the ACC and their neighbors. (Added 2/24/2015)
    • The exterior finish must blend with the main house and property.  Plastic and metal structures are not allowed.
    • The outbuilding should be landscaped for compatibility with its surroundings.
    • The shed must be anchored to a level surface and must be plumb.
    • The provisions of the Covenants, Conditions and Restrictions apply.
    • The shed must comply with all current building codes and set-back requirements.
    • An Osceola County building permit is required: ACC gives temporary permission until it is provided with Osceola County’s official approval of the plans and specifications.
    • Buildings must be consistent with the plans presented.
